About the service

One contract, regional permits handled.

Building a villa outside Catalonia means navigating a different autonomous community for every region — Junta de Andalucía, Govern Balear, Comunidad de Madrid, Generalitat Valenciana. Each has its own urbanism rules, coastal regulations and permit timelines. We coordinate the regional permits and run the build remotely with weekly photo updates.

Architect-led project (COAC + regional)

Núria Bosch (COAC member) leads design and stamps the technical project. For projects outside Catalonia we co-sign with a regional architect from the corresponding Colegio (COAM Madrid, COAA Andalucía, COAIB Balearics).

Regional permit handling

Different community, different licencia de obra mayor process. Andalucía typically 4-8 weeks faster than Costas-protected Mallorca; Madrid region is more bureaucratic but predictable. We file, follow up, pay fees on your behalf.

Local trades + remote oversight

Site team is local to the region (regional electricians, plumbers, roofers — REBT-certified). Project manager and architect remain on the central team, weekly site visit + Friday photo report. Reduces logistics cost without reducing quality.

10-year LOE warranty (national)

Ley de Ordenación de la Edificación applies nationally — same 10-year structural cover regardless of region. Plus 24 months written workmanship guarantee from us. Coverage transfers if you sell.

How we work · 6 stages

Regional permit first, then everything else.

Building outside Catalonia adds one big variable: which autonomous community runs the permit. We check it first because the permit clock dictates the build start. Sequence holds — that's how a villa hands over with cédula de habitabilidad regardless of region.

Site visit + regional feasibility

2-day trip to the plot with Vladimir or a regional partner. We check cédula urbanística (or the regional equivalent), soil conditions, access for machinery, connection to utilities, plus regional planning rules (coastal protection, rural plot status).

Architect project + regional co-sign

Núria leads design. Technical project stamped by COAC and co-signed by a regional architect from the relevant Colegio (COAM, COAA, COAIB). MEP design (REBT-norm), 3D visualisation, structural engineer's calc.

Regional licencia + permit clock

Filed with the relevant ayuntamiento. Andalusia: typically 6-12 weeks. Balearics: 12-24 weeks (Govern Balear oversight). Madrid: 8-14 weeks. Galicia: 10-16 weeks. We follow up on requerimientos and pay fees on your behalf.

Excavation + foundations + structure

Local site team mobilised. Excavation, concrete foundations (piled on coastal cliffs). Structural shell goes up: brick/masonry walls, concrete slab floors, regional roof system.

Roof + façade + MEP + finishes

Roofing, insulation, regional façade vernacular (whitewashed, stucco, stone bands), all installations rough-in (electrical REBT, plumbing, HVAC, photovoltaic). Then finishes: tile, parquet, kitchen, bathrooms, custom joinery. Pool in parallel.

Snag walk + cédula de habitabilidad + handover

System tests on every circuit and outlet, water-pressure tests, ventilation balancing, snag walk with you. Cédula de habitabilidad applied for through the regional process. Handover folder includes architect project, licencia, structural calc, REBT certificate, cédula, written warranty pack.

Materials & regional samples

Regional vernacular, national engineering standard.

Material samples on the table at each regional site office: local limestone, regional terracotta, Andalusian wrought iron, Galician granite — and the same Spanish ceramic, Italian porcelain and Catalan brass we use across all regions for kitchens and bathrooms. Project file holds the technical drawings, regional permit, and structural certs.

What owners ask before signing.

Yes — across Costa Brava, Costa del Sol, Costa Blanca, Balearics (Mallorca, Ibiza, Menorca), Madrid region, Andalucía, Galicia, Asturias and Valencia. Architect leadership stays central (Núria + COAC), site team is local to the region, project manager visits weekly.
Catalonia uses Generalitat + Ajuntament, llicència obra major. Andalucía uses Junta de Andalucía + Ayuntamiento, licencia de obra mayor (typically faster: 6-12 weeks). Balearics uses Govern Balear oversight on top of municipal — slowest at 12-24 weeks. Madrid: Comunidad de Madrid + Ayuntamiento, 8-14 weeks. Each region has its own coastal rules.
Materials delivered by ferry from mainland Spain — adds 1-2 weeks to lead times and ~5-8% to material cost. Local Mallorca/Ibiza site team subcontracted (we have working partners in Palma and Ibiza town). Project manager flies over every other week + weekly remote review of photo report.
Coastal Mediterranean villa: 10-14 months (4-6 months permit, 6-8 months build). Andalusian cortijo-style: 14-18 months. Modern architect villa: 17-22 months. Balearics adds 1-2 months for ferry logistics. Coastal-cliff plots add 1-2 months for piled foundations.
Slightly less per m² in inland Andalucía (€1,395 vs €1,595 standard). Slightly more in Balearics due to ferry logistics and Govern Balear oversight (~€1,500 standard). Costa Brava is comparable to Barcelona since it's also Catalonia. Madrid region is comparable to Barcelona for standard tier.
Often yes within the construction zone, with extra approvals. Costas (national coastal authority) reviews any construction within the maritime-terrestrial zone. We file the additional paperwork and calibrate the timeline. Strict Posidonia-protected areas in Mallorca have additional environmental sign-off.
If access is unsuitable for ready-mix concrete trucks (typical width 2.5-3 m, weight limit 20 t), we cost in either road improvement (depending on rural-track ownership) or alternative concrete delivery (pumping from a staging area, additional €15-30k for a 200 m² villa).
10 years on the entire structure under the Spanish LOE — applies nationally regardless of region. 3 years on installations and finishes per LOE. 1 year on workmanship per LOE. Plus 24 months written workmanship guarantee from us. The LOE coverage transfers to the next owner if you sell.
