On-site survey & brief

Free 60-minute walkthrough. We document the layout, MEP points, structural condition, neighbour-wall acoustics. Photos for the file before anyone is hired.

Detailed estimate

Within 48 hours: a line-by-line PDF — demolition, MEP, finishes, kitchen, bathrooms, fittings. Each stage has its own cost line.

Design & material selection

Layout drawings, lighting plan, sample boards on the table at our Maragall showroom. Two-hour session. Tile, brass, wood, stone signed off before procurement.

Permits & demolition

We handle the llicència d'obres with the Ajuntament. Site protection, demolition, debris removal with the official waste docket included.

MEP & finishes

Electrical, plumbing, waterproofing in wet zones, screed, tile, parquet, paint, kitchen install. Photos of every junction filed with the project.

Snag walk & handover

System tests on every circuit and outlet, wet test where applicable, snag walk with you, written warranty pack, keys back.

One signed contract, one fixed price, one foreman on site. We handle design, permits, all trades, materials and the snag walk. You sign once, get keys back at the end.
The signed estimate is fixed. If you ask for a change mid-project (different tile format, added wall, extra circuit), we cost it on a separate change-order with your written sign-off before we touch it. No surprises in the final invoice.
Essential: 7–9 weeks. Standard: 10–14 weeks. Designer: 14–18 weeks. Older buildings with structural surprises (cast-iron drainage stacks, ungrounded electrics) can add 1–2 weeks — flagged in the survey.
Yes. We file the comunicat or llicència with the Ajuntament depending on the scope, attach the technical memoir, pay the fee on your behalf and bill it line-by-line. Typical turnaround: 2–4 weeks for a comunicat, 6–10 weeks for a major-works llicència.
Yes — most of our owners are. Friday photo update on WhatsApp covers walls, MEP, finishes and snags. Monthly video walkthrough on request. The same WhatsApp number that books the survey is the one that posts the reports.
24 months on workmanship, written and signed. The Spanish LOE (Ley de Ordenación de la Edificación) covers structural work for 10 years on top of that. Both documents in the handover folder, in your name.
Generally no. Turnkey involves dust, water shutoffs and noise that don't combine well with a household. We can phase the work room-by-room if you accept a longer timeline (typically +30%) and a sealed plastic-sheet partition between zones.
