Demolition is the cheapest stage to do badly

Most regret in a renovation traces back to demolition week. A tile floor that turned out to be encaustic gets binned. A plaster cornice cracks because nobody sheeted the room. The drain stack that was meant to be reused gets cut six inches too short. We plan the cuts on a marked-up floor plan first — what comes out, what stays, what gets sheeted and protected — then we run the strip-out from that plan.

Marked-up cut plan

Before any wall comes down, you see a floor plan with red for cuts, green for keepers, yellow for sheet-and-protect. Original mouldings, hidoors, encaustic tile, working supply lines flagged green.

Comunidad + licence cleared

Most apartment demolition needs the licencia de obras menores (small works) plus comunidad notice. Structural cuts need an arquitecto and a licencia de obras mayores. We file both, post the notice, attend the junta.

Dust controlled

Plastic sheeting on every doorway, HEPA vacuum in the corridor, water mist on tile breakouts. Eixample noise hours respected (8:00–13:00, 16:00–20:00). Neighbours notified before the first hammer.

Saco or container, with permit

Clear + handover

Debris staged to saco or container. Site swept, vacuumed, walls and slab inspected for hidden surprises. Photos delivered. Site handed to the build phase the same day if scheduled.

What clients ask at the survey.

Yes for almost any demolition that affects shared walls, drains running through the pati de llums, or noise during the build. We draft the notice, post it, and attend the junta if required. For non-structural work, approval typically lands in 2–3 weeks. Structural takes longer because the arquitecto report goes with it.
Floor adhesives under tile, some pipe insulation, and a few brands of fibrocemento panel from 1960–1980. We do a visual check on the survey and a sample test if anything looks suspicious. Certified removal runs €800–€2 000 depending on quantity. Better found before the strip than during.
We work with two architects in Barcelona who do the structural calc and sign the licencia de obras mayores. Their fee runs €600–€1 800 depending on scope. We coordinate the calc, the steel lintel order, and the cut window. Cost is line-itemed in the quote, not buried.
Saco (1–6 m³ bag) for kitchen + bath strip and most cosmetic gut work. Container (8–12 m³) for full apartment gut with structural opening, or any villa demolition. Saco is cheaper and parks for 7 days; container needs a longer permit and a parking suspension. We pick the cheaper option that fits.
Barcelona ordinance: 8:00–13:00 and 16:00–20:00 weekdays, 9:00–13:00 Saturdays, no work Sundays or holidays. We respect it strictly — neighbours stay friendly, comunidad does not file complaints, and the build keeps moving.
