A 2-bed reform is mostly about layout

Master plus second room, kitchen-living open.

Most 2-bed flats in Eixample and Gràcia arrive with a corridor layout from the 1950s — narrow hallway, kitchen at the back, bathroom squeezed in the middle. We open the kitchen into the living, balance the master against the second room, and give the bathroom proper plumbing rather than a 1960s patch. Then we move into finishes.

Master + flexible second room

The second bedroom doubles as guest room, study or nursery. Built-in sliding door so it reads as one space when the kids visit, two spaces when they leave. Master gets the quieter side of the building.

Bathroom rebuilt, not patched

New drainage routed through pati de llums, REBT-norm electrical, waterproofing taken seriously. Most 2-bed reforms keep one full bathroom; we make sure it works for two adults during morning rush.

Layout first, finishes second.

2-bed reforms go wrong when the kitchen is picked before the layout is settled. We do the brief, draw the plan, validate it across daily scenarios, then move into finishes. Full sequence below.

Brief + on-site visit

Half a day with Albert at the flat. We measure, photograph, talk through how you live. Master location, second room — bedroom or study, where guests sleep, whether to merge two small rooms into one bigger one.

Layout draft + permit type

Floor plan options under daily scenarios: weekday morning, weekend, hosting, working from home. Permit type decided. Núria signs the technical project where major reform is required.

Fixed-price quote + contract

48-hour turnaround on the fixed quote after the visit. Contract signed by Vladimir personally. Change-order log so any deviation is documented and re-priced before work proceeds.

Demolition + MEP backbone

Site protection, dust barriers if neighbours stay. Demolition, structural reinforcement where the calc requires. All electrical (REBT), plumbing for the bathroom, HVAC ducts run before walls close.

Finishes + custom joinery

Floors, walls, kitchen, bathroom, custom joinery installed in the right sequence so nothing scratches. Pre-war detail (mosaic, mouldings, original woodwork) restored where the building has it. Two sample sessions confirm finishes before order.

Snag walk + handover

System tests on every circuit, water-pressure tests, ventilation balancing, snag walk with you. Handover folder: architect project, llicència, REBT certificate, written warranty pack. Final styling on Designer tier.

Materials & sample sessions

Pre-war detail restored, modern materials added.

On Eixample classic 2-bed reforms we keep what is worth keeping: original chestnut beams, mosaic tile, plaster mouldings, period interior doors. Modern materials for everything else: Spanish porcelain, French oak, Italian stone, Catalan brass and ceramic. Two sample sessions confirm the finishes before order.

What owners ask on the first call.

For most couples, yes. The natural light from the street side reaches deeper, the cook is not isolated when guests come, and the flat reads bigger. We keep the kitchen separate when both partners cook a lot in oil-heavy Mediterranean style and the smell needs containment.
Yes — most 2-bed reforms set it up that way. Built-in desk that disappears when guests stay, sliding partition so the room can open into the corridor for daily use and close off when needed. We design the joinery so the room reads either way.
For 70–85 m² flats, usually one full bathroom. For 90+ m² with regular guests, adding a guest WC takes pressure off the morning rush. Adds 1–2 weeks and €8–14k. Drainage usually routes through pati de llums.

Rarely on a 2-bed. The flat is usually too compact to seal off zones. Full vacate is cleanest and fastest. Overseas owners get weekly photo reports and Albert is in touch by message during the build.
Spanish LOE applies to structural reform: 10 years on structure, 3 years on installations, 1 year on workmanship. Plus 24 months written workmanship guarantee from us. The LOE coverage transfers to the next owner if you sell.
