Why a 4-bed reform is its own job

Family logic first, finishes second.

A 4-bed flat works only if the layout splits master suite from kids' zone, gives the family a kitchen big enough to host, and keeps the second bathroom usable when the master is occupied. Eixample classic flats often arrive with 1900s servant-room layouts that no longer match the way a family lives in 2026. We redraw the plan first, finishes come later.

Master suite + kids' zone separation

Master with en-suite at one end of the flat, kids' bedrooms grouped at the other. Common Eixample layout breaks the flat across the central pati de llums. We draw the routes so morning traffic does not collide with the master suite.

Two-bathroom plumbing redone

Most 4-bed reforms involve adding or repositioning the second bathroom. New drainage routes through pati de llums or perimeter risers, hot-water loop sized for two simultaneous showers. REBT-norm electrical, all rough-in done before walls close.

Llicència obra major when structural

Removing load-bearing walls or reorganising bathroom plumbing usually means llicència obra major. Núria signs the technical project at COAC. We file with the Ajuntament, follow up requeriments and pay fees on your behalf.

4-bed reforms go wrong when the kitchen is picked before the layout is settled. We do the brief, draw the plan, validate it across four daily scenarios, then move into finishes. Full sequence below.

Brief + on-site visit

Half a day with Albert at the flat. We measure, photograph, talk through how the family lives. Master suite location, kids' bathroom logistics, study versus office room, where guests sleep when grandparents visit.

Layout draft + permit type

Floor plan options under four scenarios: weekday morning, weekend, kids' homework time, hosting. Permit type decided: comunicat / llicència obra menor / llicència obra major. Núria signs the technical project where major reform is required.

Fixed-price quote + contract

48-hour turnaround on the fixed quote after the visit. Contract signed by Vladimir personally. Change-order log so any deviation is documented and re-priced before work proceeds.

Demolition + MEP backbone

Site protection, dust barriers if neighbours stay. Demolition, structural reinforcement where the calc requires. All electrical (REBT), plumbing for two bathrooms, HVAC ducts run before walls close. Hot-water loop sized for two simultaneous showers.

Finishes + custom joinery

Floors, walls, kitchen, two bathrooms, custom joinery installed in the right sequence so nothing scratches. Pre-war detail (mosaic, mouldings, original woodwork) restored where the building has it. Two sample sessions confirm finishes before order.

Snag walk + handover

System tests on every circuit, water-pressure tests on both bathrooms, ventilation balancing, snag walk with you. Handover folder: architect project, llicència, REBT certificate, written warranty pack. Final styling on Designer tier.

Materials & sample sessions

Pre-war detail restored, modern materials added.

On Eixample classic 4-bed reforms we keep what is worth keeping: original chestnut beams, mosaic tile, plaster mouldings, period interior doors. Modern materials for everything else: Spanish porcelain, French oak, Italian stone, Catalan brass and ceramic. Two sample sessions confirm the finishes before order.

Almost always yes. The drainage usually routes through the pati de llums or a perimeter riser. Hot-water loop is sized for two simultaneous showers. Adds 2–4 weeks and €18–32k depending on location of the new bathroom relative to the existing stack.
