An office is not a big living room with desks

Work modes first, desk count second.

Modern offices are not about how many people fit. They are about which work modes the day contains: focused solo work, two-person syncs, four-person reviews, all-hands, video calls, lunch, after-work. Each mode wants different acoustics, different light, different proximity. We map the modes against the day, then design rooms that match.

Architect-led design (Núria, COAC member)

Núria Bosch leads every office project. Architect by training, ten years on workplace design, COAC member, current with Catalan workplace regulations (RD 486/1997 minimum standards) and licence d'activitats workflow for office use. She runs the work-mode workshop with the leadership team.

Acoustic zoning, not "open plan good or bad"

The open-plan vs cellular debate is solved on a per-mode basis. Focus rows, speech-permitted collaboration zones, phone-booth pods, glazed meeting rooms with acoustic seal, plus a quiet retreat for video calls. Background noise targets per zone (NC-30 to NC-40), wall-to-ceiling acoustic strategy, baffles where post-build measurement asks for them.

Daylight as the ceiling system

Daylight first, electric light to fill the gaps, not the other way round. Workstations face daylight obliquely (no glare, no back-to-window video calls). Glazed meeting rooms borrow daylight into the core. Output is an IES-style plan a REBT-certified electrician can wire from, with circadian dimming where the brief allows.

FF&E that survives the 2-year scale-up

Fast-growing teams change. We specify height-adjustable desks, modular meeting tables, demountable phone booths, stackable seating. The fit-out at 25 people works at 50 with one weekend of reconfig. Premium contract suppliers (Vitra, Herman Miller, USM, plus Spanish brands). Trade pricing passes through.

Brief, design, document, fit out, move in.

Brief + workshop

Half a day with the leadership team. Work modes mapped against the day, headcount model agreed, growth scenario set. Same-day verbal direction, written proposal within 7 working days.

Concept + sign-off

Zoning plan, acoustic strategy, material direction, key view sketches. One round of revisions. Sign-off in writing before working drawings start.

Working package

Plans, sections, elevations, lighting, MEP, acoustic detailing, finishes schedule, FF&E specification. Detailed enough that two competing fit-out contractors can quote on the same scope.

Fit-out + permit

Licence d'activitats files in parallel with the build. Premium tier: weekly site supervision. Full design: monthly check-ins. IT and AV coordination begins 4 weeks before move-in.

Move-in + review

Snag walk, FF&E install, IT/AV commissioning. Move-in week styling. 30-day post-occupancy evaluation on Premium: acoustic measurement, mode-allocation check, headcount-vs-zone reality check.

A 25-person fit-out reaches 50 with one weekend of reconfig. Beyond 24 months, the kit-of-parts approach lets you swap in larger zones without redesigning from zero.
Yes, on Full design and Premium. Núria signs the architect's report and files with the Ajuntament. Office use is usually a comunicació prèvia (4–8 weeks). Longer for activity-class change. Accessibility report per decret 141/2012 is in the file. Sound-limit certificate where the building bylaws ask for it.
Yes. The Full design package is built so an external fit-out contractor can quote and execute from it without guesswork. We coordinate with the project manager during the build. On Premium we add weekly site visits regardless of who the contractor is.
Both. We specify background-noise targets per zone (NC-30 to NC-40 typical) and detail wall, ceiling, baffle and partition build-ups to hit them. On Premium we measure post-build with a sound level meter and add baffles or absorbers where the measurement misses target. Acoustic remediation is the part most teams skip and regret.
Premium includes FF&E procurement: source, order, track, install. Premium contract suppliers (Vitra, Herman Miller, USM, Steelcase, Knoll, plus Spanish brands like Stua, Andreu World, Sancal). Trade pricing passes through. Full design specifies the FF&E and hands the list to your team to procure direct.
Yes. Hybrid changes the math: desk-to-headcount ratio drops to 0.6–0.7, video-call density rises, lounge and meeting-room demand goes up. We size the office around expected on-site density, not theoretical headcount. Booking-system advice (Robin, Envoy) and locker strategy included on Full design and Premium.
Yes. Madrid region, Bilbao, Valencia, Sevilla, Málaga, Mallorca. Brief workshop at our showroom or on site. Design work runs from Barcelona, sample sessions at our showroom or shipped to you.
