Why a villa renovation is its own beast

Reform a house, not refresh a flat.

Renovating an existing villa runs into things you do not see on an apartment job: roof structure, façade restoration, garden access for skips, septic or sewer reroute, swimming pool plumbing, multi-storey scaffolding, MEP runs across three floors. We coordinate the whole chain under one contract and one foreman so the finishes do not arrive before the structural work is signed off.

One fixed-price contract covers architect project, llicència obra major filing, demolition, structural reinforcement, MEP, finishes, custom joinery and cèdula after reform. Vladimir signs it personally. If something slips, you call one number, not five.

Technical audit before the quote

Two-day site visit before pricing. We open inspection points where the architect needs them: load-bearing walls, beam ends, drainage stack, electrical riser. Hidden scope — wet rot in joists, asbestos in old artex ceilings, undersized water main — gets flagged before contract, not on month three.

Architect-led, foreman-run

Núria signs the technical project at COAC and stays through the working drawings. Dani Marín runs the daily site (licensed REBT electrician + plumber on Spanish registry, 14 yrs on site). Weekly photo report from his phone. The chain of decisions is short.

10-year LOE on the structural reform

Spanish Ley de Ordenación de la Edificación covers the structural reform for 10 years. Plus 3 years on installations and finishes (LOE) and 24 months written workmanship from us. Coverage transfers to the next owner if you sell.

Technical audit + fixed quote

Two-day site visit with Vladimir or the foreman. Open inspection points where the architect needs them: load-bearing walls, beam ends, drainage stack, electrical riser. Quote covers everything from demolition to cèdula, with a change-order log so you control what moves the budget.

Architect project + permit clock

Núria signs the technical project at COAC. Files llicència obra major if structural changes are involved (typical 3–6 months). Llicència obra menor for layout-only (4–8 weeks). Comunicat for cosmetic-only (2 weeks). We follow up requeriments and pay fees on your behalf.

Demolition + structural reinforcement

Site protection, asbestos check (older villas), demolition. Structural beams and joists reinforced or replaced where the calc requires. Wet rot treated, façade failure repaired. Skips coordinated with the municipality, garden access protected.

MEP backbone + façade

All electrical (REBT-norm), plumbing, HVAC ducts run before walls close. Heat-pump and underfloor heating on Premium and above. Façade restoration in parallel: cleaning, repainting, original-finish preservation, scaffold protection of windows and balconies.

Finishes + custom joinery

Floors, walls, kitchen, bathrooms, custom joinery installed in the right sequence so nothing scratches. Two sample sessions confirm finishes before order. On Designer tier, FF&E arrives on a tracked schedule so deliveries land at the right phase.

Snag walk + cèdula after reform

System tests on every circuit, water pressure, ventilation balancing, snag walk with you. Cèdula d'habitabilitat after reform applied for through the municipal process. Handover folder: architect project, llicència, structural calc, REBT cert, cèdula, written warranty pack.

Materials & project file

Spanish standard, restored where worth restoring.

On a villa renovation we keep what is worth keeping: original chestnut beams, mosaic tile, hand-cut stone walls, period shutters. Modern materials for everything else: Spanish porcelain, French oak, Italian stone, Catalan brass and ceramic. The project file at the site office holds the architect drawings, llicència, structural calc and REBT cert.

What owners ask before signing.

New construction starts from an empty plot. Turnkey renovation works with what is already there: existing structure, existing MEP, existing roof. The audit phase is bigger, the demolition is more careful (we keep what is worth keeping), and the permit is usually llicència obra major if structural changes are involved. Total cost per m² is lower than new build but higher than apartment renovation.
Yes, with a structural engineer's calculation and llicència obra major. Common in older villas where the layout was sized for 1970s family patterns. New steel or LVL beam carries the load, calculation goes into the project file. Roughly 4–8 weeks added to the build for structural reinforcement on a typical 300 m² villa.
Often yes if the villa has separate wings or floors that can be sealed off. We zone the site, run dust barriers, coordinate the loud-tool windows. Full vacate is cleanest and fastest. For overseas owners, we run the site remotely with weekly photo reports — most of our villa clients are in this category.
Essential: 6–9 months for a 250–400 m² villa (2–3 months permit, 4–6 months on site). Premium: 8–12 months. Designer: 10–16 months. Costa Brava cliff villas add 1–2 months for multi-level scaffolding. Older villas with structural issues can add 2–4 weeks for reinforcement.
Pool restoration (relining, plumbing, heating) is included on Designer. On Essential and Premium, pool work is quoted as an add-on (typical €25k–€55k for relining + plumbing on a 10×4 m pool). Garden styling included on Designer. Exterior façade restoration always included regardless of package.

Llicència obra major typically 3–6 months. Llicència obra menor 4–8 weeks. Comunicat 2 weeks. We calibrate the build start to the permit clock so the team does not wait.
