Things owners always ask before signing.

We do the measurement on site, prepare a line-by-line estimate (every fixture, every coat of paint, every meter of cable), and sign a contract pinned to that estimate. The only way the price changes is if you change the scope — we don't pull "surprises" mid-project.
For cosmetic work — yes, we can phase it. For major or designer renovations — usually not, the dust and noise are serious. We can recommend medium-term rentals near the site.
We handle all paperwork — communication with the Ajuntament, neighbour notifications, technical memorandum (memòria tècnica). For structural work we coordinate with a licensed architect and submit the llicència d'obres majors on your behalf.
Two years on workmanship, ten years on structural work (per Spanish LOE). We respond to warranty claims within 48 hours and the same foreman who built your flat will be the one fixing the snag.
Old Barcelona buildings hide things — extra layers of plaster, ungrounded wiring, asbestos in popcorn ceilings. We document anything we find, send you a photo within the same day, and quote the additional work transparently. You decide whether to scope it in. The contract price for original scope doesn't change.
Yes — about a third of our clients live abroad during the build. We provide weekly photo and video reports, hold WhatsApp video walk-throughs on demand, and hand over keys ready for occupancy or rental listing. Power of attorney is set up at our notary on Passeig de Maragall.
